| SHARP’S RIDGE SUBDIVISION
FRANKLIN, WV PROTECTIVE COVENANTS AND RESTRICTIONS
The protective covenants and restrictions for
“Sharp’s Ridge Subdivision” will be as follows:
1. There shall be no more than one unit of
residence erected on any tract, nor shall there be further subdivision of
any tract of land.
2. Manufactured Double Wide, Single Wide or
Modular Homes of less than five (5) years of age will be permitted, but must
be on a permanent foundation with porches or deck added. All improvements
must be completed within one (1) year from date home is placed on said lot.
3. Each tract shall be used for
residential/recreational purposes only.
4. All sewage disposal systems constructed on
said tracts shall conform to the regulations of the appropriate West
Virginia Department of Health. Free standing toilets are prohibited. During
construction of a dwelling(s), portable toilets may be utilized for a period
of not more than six (6) months.
5. There shall be no trash, ashes, garbage,
debris, junk, or other refuse dumped or stored on any tract nor be thrown
into any right-of-way, etc.
6. All tracts, whether occupied or unoccupied,
and any improvements shall be maintained in a neat and orderly appearance.
7. Temporary camping trailer placement shall
not exceed 90 days. |
